Process

I will work closely with you to support you through the six project stages, from first consultation right through to handover. The process is described in detail below.

Stage 1. Feasibility


  • The process starts with a free, informal, first consultation to chat about the project.

  • Perhaps you need more space, which could mean a new house or alterations to your existing home.

  • Then together we will discuss your requirements, explore ideas and write a brief.

  • I will produce sketch plans and discuss the options with you to arrive at the ideal design.

  • The site history will be researched using council, utility and historic records.

  • A measured survey will be undertaken of the existing building or plot.

  • A broad cost is estimated to ensure the proposals are feasible.

Stage 2. Planning


  • I will repeatedly refine the design with a greater level of detail until it is exactly right for you.

  • Next I will rigorously research planning requirements to benefit our application.

  • I will submit the planning application forms and drawings to the council’s planning department.

  • Then I will prepare formal drawings along with a written design report.

  • A successful conclusion to this stage will be the granting of planning permission, valid for three years.

Stage 3. Building Warrant


  • A Structural Engineer and I will undertake a detailed co-ordination exercise. I can introduce engineers.

  • We will submit technical drawings and written notes to the council’s building standards department.

  • I will provide responses to the various queries raised by the building standards surveyor.

  • At the end of this stage a building warrant will be granted by the council, valid for three years.

Stage 4. Tender


  • Together we will make decisions regarding all the materials and fittings that go into the building.

  • I will produce detailed drawings and schedules for potential building contractors to price.

  • I will advise you about building contractors who could be suitable for your project.

  • Next I will compile the health and safety information.

  • Then I will issue tender packs for pricing.

  • I will comment on returned tenders and assist you with contractor selection.

Stage 5. Construction


  • I will advise you about contractor appointment and prepare a building contract for signatures.

  • Work will begin on site, if we’re working in your existing home then you may need to move out.

  • As the contractor proceeds, they will submit monthly valuations for my assessment.

  • I will visit site regularly to monitor progress, hold meetings, issue instructions and answer queries.

  • You will receive regular updates from me throughout the construction process.

Stage 6. Completion


  • Once the building stage is complete I will issue a practical completion certificate.

  • The building will be formally handed over to you along with documents and training.

  • I will arrange a final inspection with the council’s building standards surveyor.

  • The final cost will be agreed with the contractor including any variations arising.

  • I will inspect the building and hand a list of any defects to the contractor.

  • There is a set time for defects to be completed before the contractor receives their final payment.
